A real estate practice built around execution.

Steven F. Socciarelli is a Montréal-based real estate developer, project director, general contractor, and licensed broker specializing in value-driven real estate.

He leads projects from underwriting through delivery — combining development strategy, project management, construction execution, brokerage, and financial analysis under a single point of accountability.

His track record spans large-scale residential developments — over 800 units delivered as Project Manager and Director — across Pointe Est, Innova Ahuntsic, and the award-winning C3 Condos Cavendish (PMI® 2014 GHMB Prize).

Foundation

Real estate practiced as a long-term discipline — inherited, refined, brought into the present.

I grew up watching my father and grandfather build.

Three generations across Saint-Léonard and the wider Greater Montréal — institutional, commercial, residential — project by project, decade by decade. I learned the trade on their job sites, then took it through McGill, the PMI®, and developments of my own.

The standard they set never changes: build for the long term, control what matters, let the work speak. That's the discipline I carry into every file I open today.

006 Investment Approach How opportunities are evaluated

Acquisition discipline first.

Every file begins with the same four questions: cost, market, timing, and execution risk.

Cost discipline. Knowing what a project actually costs to deliver — and what a pro forma can or cannot claim. That insight protects capital from the moment a deal is sourced.

Market alignment. Strategy follows the neighbourhood, not the spreadsheet. Each opportunity is read against the rhythm of its borough — what was, what is, what is becoming.

Strategic positioning. Whether a site is built, leased, repositioned, or held — the goal is the same: assets that earn their place over a cycle, not just a quarter.

014 Value Creation Process
Value Creation

Four moves. Repeated, every project.

A consistent process, applied with discipline — the difference between a good site and a finished asset.

i
Identify
The right opportunity at the right cost. Off-market and on-market. Underwriting that matches what the trades will actually quote.
ii
Optimize
Design and cost worked together. Value engineering at the moment it counts — before drawings go to seal.
iii
Execute
On the trades, on the schedule, on the budget. Weekly written reporting. Owner-side accountability.
iv
Position
The finished asset placed for its market — held, leased, or sold — with clarity on the long-term thesis.

PLATE · ON SITE SAINT-LÉONARD

One operator. Direct involvement, every project.

— Integrated approach

Integrated approach. I don't hand the work off between firms. Development, construction, and brokerage operate together — on the same file, under the same accountability.

Direct involvement. I'm on every file from sourcing through occupancy. Site walks, supplier calls, scope review — handled by me, not delegated through layers.

Execution discipline. Trained in project management at McGill, recognized by PMI®. The discipline I applied to projects of 800-plus units is the same discipline I bring to the next file.

Market understanding. Three generations of building Montréal — from Saint-Léonard outward — inform how I read every neighbourhood, structure every offer, position every asset.
